A new self-storage complex has been proposed for 1035 Howard Street in SoMa, San Francisco. The project will convert an existing 28,000-square-foot industrial Art Deco building into a four-story facility. Approximately 17,549 square feet of laboratory and office space and 43,996 square feet of manufacturing/warehouse space will be transformed into self-storage and commercial storage, respectively. No expansion of the building envelope is planned, but significant interior changes, including a larger mezzanine, new exit stairs, and reconfigured parking, are proposed.
Exterior renovations will preserve the historic building's character, including façade repairs and skylight modifications. Previously planned expansions, including demolishing storage buildings and adding new office space, have been replaced with this adaptive reuse project. Embarcadero Capital Partners is the developer, with Lundberg Design overseeing architecture. The site, near Powell Street BART and Victoria Manalo Draves Park, was purchased in 2018 for $25.3 million.
